Starane and David are both physicians, who started on their own with a house-hacked rental in Chicago. Having made a number of mistakes on their first purchase, they wanted to ensure that they got proper training before their next purchase so they took our Zero to Freedom course.

An advocate of continual learning, Dr. Ian Thompson, along with his wife, Meghan Thompson, has completed Zero to Freedom, helping him maximize the value of his real estate investments.

In this video, Starane and David give us a sneak peek into their two short-term rentals in the Asheville, NC market.
The first one was listed as a three-bedroom home, even though it has five bedrooms. The bedrooms are limited because of septic. They initially projected a 12.1% cash-on-cash return, however, they are actually performing at a 26% cash-on-cash return (and that's without a full 12 months of data so they could potentially do even better than that). They attribute the high return mostly to the design.

Chris' Long-Term Rentals
Chris walks us through several of his long-term rentals.
The first property is a former church that was converted into a four-plex. This was the property that didn't qualify for traditional financing, so it scared away a lot of investors.
The second is a duplex that was a good buy, but he wanted to do better in terms of cashflow so he converted one of the units into a mid-term rental.
The third property is a property that he bought from his lender, with whom he developed a strong relationship and has lunch with on a regular basis.
The fourth property is a triplex with a large commercial space attached to it. This is another one of those properties that many people shied away from. He walks us through the numbers and if he is able to rent the commercial space as planned, he expects to make over 30% cash-on-cash return or over six figures in cashflow!
