In this video, Starane and David give us a sneak peek into their two short-term rentals in the Asheville, NC market. 

The first one was listed as a three-bedroom home, even though it has five bedrooms. The bedrooms are limited because of septic. As a result, this property did not generate as much interest and they were able to lock up this property in a hot market. Since this was their first property in a new market, they didn't know how this property was going to perform given what they were planning to do with this property. So their projections were considerably lower than their actual performance. They initially projected a 12.1% cash-on-cash return, however, they are actually performing at a 26% cash-on-cash return (and that's without a full 12 months of data so they could potentially do even better than that). They attribute the high return mostly to the design.

The second home is a six bedroom, four bathroom house. What is remarkable about this home is that it was only listed as a three bedroom home because of the septic. In the interview, we uncovered another potential source of hidden value. First, most people didn't even see this property because it was listed as a three bedroom. Second, the property is close to the City sewer line. If they are able to connect the property to City sewer, they will be able to list this property as a six bedroom home, which would force a considerable amount of appreciation!! This is why we love hidden value in our community!
