Dr. David Namazy

In this interview we introduce you to Dr. David Namazy. David is a full-time nephrologist who initially got interested in real estate because of the potential to use real estate to shelter passive income. Most people think about using real estate to shelter W2 or 1099 income with a special status called real estate professional status. However, David's focus was to shelter his passive income.
David purchased his first property in the middle of COVID and long-distance. This meant that he bought the property without physically flying out to go see it. He was able to overcome the fear of buying a property sight unseen by assembling a great team.
Their second property was a single family home near San Diego with the potential to build an accessory dwelling unit (ADU), and this was the primary focus of our interview. David shares his insights for building an ADU from the ground up, the permitting process, as well as a high-level overview of the numbers. What is remarkable is that he has been able to cashflow in a very high cost-of-living markets.
We close the interview by reviewing some other properties he has acquired. In total, since taking Zero to Freedom, David has grown his portfolio from 1 unit to 21 units.
