We welcome David Namazy back to do a deep-dive on his ADU project.

We start with the main property, which is a three bedroom, one bath property in a coastal town near San Diego. They chose this area because they felt that this was in the path of progress. This property also had one major source of forced appreciation - adding a bathroom by taking over some extra space in the garage. 

David then walks us through his ADU project. He walks us through the process and shares some challenges he encountered along the way. We close by reviewing the numbers. He is not only cashflowing on this property, he projects that he may have doubled the value of the property!
