Buy the short-term rental that could change your life
Doctors are increasing their income, lowering their taxes, and building generational wealth...
without working a single extra clinical hour
—or giving up their day jobs.
And they’re doing it by investing in short-term rentals.
Isn’t it time you tried this proven strategy for yourself?

For you, becoming a doctor was about helping people first and making a good living second...
The reality?
You’re still kinda waiting for the “good living” part.
All you want to do is make a good salary, and have time for yourself, your significant other, your children, your friends and your family.
You want to travel, and not have to max out your credit card to do so...nor do you want to extreme-Groupon your way through a trip full of budget hotel rooms and excursions to see the world’s largest fiberglass statue of Santa Claus instead of doing something actually fun.
You want to spend time with your significant other. You want to watch Ted Lasso together on the sofa without falling asleep after the opening credits. You want to go out for tapas and enjoy a glass of Rioja without worrying about the bill or being called in for a case.
You want to spend time with your kids. You want to attend school concerts—and relish every off-key squeak and honk from the woodwind section. You want to surprise them with a trip to the theater for the latest Pixar film...and not have to smuggle snacks in your purse.
You want to see your friends and have fun more than once a year, whether it’s a night of Cards Against Humanity, or just chilling out around the fire pit. Better yet, you’d love to take a buddies-only weekend ski trip or spa retreat without worrying about missing work.
And you want to stop being crushed by taxes. You’re not opposed to paying your fair share, but somehow famous billionaires are able to keep more of their money than you do (and go into space). If you could get some of your tax money back, it would make a big difference!
YOU SACRIFICED SO MUCH TO BECOME A DOCTOR.
Is it really so much to ask that you get to make (and enjoy) a good living, too?
So what’s standing between you and the good living you desire?
What’s getting in the way of you having “a good living” AKA more time and more money to enjoy that time?
- Is it that you picked the wrong speciality? You knew you should have gone into dermatology...
- Wrong city and state to live in? You should have known the cost of living would be too high for a growing family...
- Wrong hospital to be based out of? This Q4 call schedule is a doozy…
- Wrong home or wrong car? Why oh why did you not listen to your spouse when they told you to resist the siren song of the Tesla S,3,X, or Y?
Nope.
Working as a doctor means you're stuck in the finger trap of trading time for money
Sure, you make a good salary...and you know you shouldn’t complain.
But your salary is contingent upon the number of hours you work—so you’re effectively trading your time for money.
It doesn’t matter if you make $80 or $800 an hour, there’s a limit to how many hours that a human being can work.
(And that’s before the taxes come out of your paycheck. Ouch.)
So there’s a big, non-negotiable cap on your income potential as a doctor.
So as long as you’re trading time for money, you will never “get ahead” or have “more” time. Period.
Instead, you have to stop working for your money...and start making your money work for you.
Because as Warren Buffet so famously said, “If you don't find a way to make money while you sleep, you will work until you die.”
The way to do this is to invest your money.
Here’s the thing: there are a lot of different ways to invest your money. Everything from commodities like gold and silver, to REITs, to Bitcoin and other crypto currencies can be invested in.
But for busy doctors with access to some capital and the ability to secure loans—investing in short-term rentals can make more than a lot of sense—they can make bank. (And save you a small fortune in taxes, to boot.)
Investing in just one short-term rental can bring in life-changing cashflow...
in the first year of owning it
Short-term rentals (STRs) are an exciting investing strategy. If you do it right, you can do better than make a good living. You can live an extraordinary life. Here’s what our students have been able to do with STR investments:
- Make six figures in cashflow each year—even the first year.
- Shelter part of (if not all) their clinical income from taxes.
- Build up a profitable real estate portfolio that provides them with reliable income, so if they somehow can’t do their clinical jobs, they and their families have a backup plan.
On the flip side, if you don’t do it right, you can end up losing money on a bad property that’s cashflow negative, and/or a huge time suck for managing the property and guests.
But the good news is:
Learning the right way to profitably invest in STRs is way easier than learning how to be a doctor. It’s not med school hard!
And now, you can learn the right way to invest from your favorite real-estate investing doctor duo….
Introducing
Buy the short-term rental that could change your life
Accelerating Wealth is a course for doctors and high-income professionals who want to learn an exact, proven, step-by-step process for profitably investing in STRs.
LEARN HOW TO ANALYZE A DEAL
Sure, that beachside bungalow and/or mountain cabin looks beautiful…but will it cashflow (make money)? You’ll learn how to analyze the property based on your criteria, and if it doesn’t pass—then it’s a “Don’t Buy."
HARVEST TAX SAVINGS*
There’s the potential to shelter your rental income and some or all of your clinical income from taxes. How? If you “materially participate” in your STR. We cover all of this in the course so you can be as tax efficient as possible.
MAXIMIZE YOUR CASHFLOW
If you think about it, each STR is a business. To make your business more profitable, you need to increase its income and decrease expenses, which will increase the value of the property so it’s worth more when you eventually go to sell it.
AUTOMATE YOUR NEW STR!
Renting out your STR doesn’t have to take up hours of your time to get 5-star ratings. With the right mix of apps, services, tech, and tools, you can create a high-touch experience for your guests that’s actually less work for you.
Here's what our students have to say
"$400,000+ in tax deductions"
“We’d only just started investing in long-term rentals when we decided to jump into STRs. Our first STR has so far grossed $110,000 each year, bringing us $48,000 in cashflow and $187,000 in tax deductions. Our second STR has grossed $140,000 in a year, with cashflow of $70,000 and $220,000 in tax deductions. We’ve gone on to buy four additional STRs with even better returns—one of them is expected to gross $250,000 in 2022.
“Leti and Kenji are knowledgeable investors and mentors who teach in a straightforward way. Thanks to what we’ve learned from them, we’ve been able to cut down to part-time on our other jobs so we can make real estate a priority.” —Dr. Christina and Mike T.
"With just two STRs, we made as much income as my husband grosses monthly as a vascular surgeon"
"We’ve calculated a return of over 25% cash on cash on all three of our STRs. In one month this past summer we made as much income as my husband grosses monthly as a vascular surgeon, from just two of our STR properties. That doesn’t include the tax benefits we’ve seen from a cost segregation study we had done.
"I personally enjoy designing and setting up our STRs, so I make sure I have time to participate in that part of the business—we’re excited to continue growing our real estate portfolio!" —Isabel and Dr. Carlos P.
Quite simply, the other ways of making money you’ve tried don’t make enough money to be worth the time.
Seeing more patients. Picking up extra shifts. Hustling on the side by doing chart reviews and surveys. Yes, it’s income, but it’s small in comparison—and you’ll still have to pay taxes on that income.
And too many of the other investing instruments are either too risky or too slow. You’re either sweating the volatility of cryptocurrencies, or feeling your chin hairs come in as the miracle of compound interest takes its sweet time.
The worst part about other investing instruments? In most cases, you end up paying taxes on the gains at some point.
For many doctors, STRs hit a sweet spot for speed, cashflow, and taxes.
But for that to work, you need to know how to do things like:
โ Purchase the right kind of property that will make money. You want to purchase an asset, not a liability. To invest in STRs effectively, you need to know how to analyze whether a deal will cashflow (and ideally cash whoa!).
โ Increase the value of your STR. You do this by increasing income and decreasing expenses. There are lots of tips, tricks, and strategies you can and should leverage so you can increase your cashflow and build equity.
โ Collect tax-free income. If you meet material participation criteria, you might not have to pay taxes on any of your rental income.
โ Shelter your clinical income from taxes, too. If you meet certain criteria laid out by the IRS, you can use your STR to create large tax shelters that create tax savings for you. You’ll need to go over all of this with your accountant, but the course will tell you what you need to know to start a great discussion with them.

Accelerating Wealth is different from other STR training programs
As a quick Google search will show you, there are many STR courses out there. It’s hard to know which one could actually help you, because they all seem to teach different aspects of running a STR business—but not necessarily the ones you need.
Few teach you how to buy good STR deals, maximize cashflow, harvest tax savings and avoid mistakes when investing in a STR...but if you do find a course that covers these important topics, the course material is usually based on one person’s limited experience with a few properties in maybe 1-2 markets.
We decided to build Accelerating Wealth differently. Instead of basing it entirely on our own experience, we developed it with guidance from:
- An advisory board of doctor investors who own multiple properties in multiple, premier locations such as Gold Bar, Gulf Shores, Austin, Joshua Tree, Broken Bow, Gatlinburg, Pigeon Forge, and Destin...with more being added on a regular basis.
- All of the Semi-Retired MD staff who invest in rentals—about one third of our staff are real estate investors as well.
—and all of their experience, wisdom, and knowledge informs every step the course teaches you.
That means you’ll be learning from a course that was built on the insights of a group of long- and short-term rental investors—all using the same playbook—about how to invest in STRs across the country with total confidence.
“Leti is the new ‘Rich Dad’!”
“I’ve loved learning from Leti and Kenji about real estate! They have a complementary style of teaching that’s easy to understand, even if you’re a beginner like I was. It's like learning about cashflow from Robert Kiyosaki himself. Leti is the new ‘Rich Dad’!
“I found the time to invest by creating a ‘not-to-do list’ of activities (such as watching Real Housewives or scrolling through social media) and focusing on what really brings value to my life: my family, my clinical career, and now real estate investing.” —Dr. Weilan J.
“Achievable for doctors with families”
“Leti and Kenji’s system makes real estate investing easily achievable for doctors like me who have families and work full time. You can be a full-time physician and a part-time real estate investor, and still enjoy great returns and tax benefits.
“Leti and Kenji are outstanding, caring mentors who have the knowledge and tools to help you get started on this exciting journey!” —Dr. Patrick T.
Meet Your STR Investor-Mentors,
Leti and Kenji
Hi, we’re Leti Alto MD and Kenji Asakura MD—two hospitalist physicians who built a real estate investing business to make a dream of “good living” come true.
By buying good deals, increasing the cashflow and value of our properties, and leveraging key tax strategies, we were able to achieve financial freedom in less than 5 years. While we started small, we currently have 125 cashflowing long- and short-term rental units in our portfolio.
You probably know us as the creators of the popular real estate investing course for doctors, Zero to Freedom Through Cashflowing Rentals. Since 2019, we’ve taught 3,000+ doctors, high-income professionals, and their spouses how to invest in cashflowing rentals so they too can create an additional source of income and become financially free.
But here’s what you might not know about us: we’re not just physicians or real estate investors. We’re entrepreneurs who together have built 4 multimillion-dollar businesses. To do that, we didn’t just invest in real estate; we invested in ourselves and our minds.
We’ve trained with some of the best minds in business: we’re part of Tony Robbins’ Platinum Partnership where we get exclusive business coaching and access to personal development events. Leti is a member of Keith Cunningham’s (the original ‘Rich Dad’) mastermind and advisory board. Kenji was previously a consultant for McKinsey & Company, and started three businesses himself (he created the first one during med school!)
As a result, we’ve developed a diverse and unique body of business knowledge—and it infuses everything we teach as business and real estate mentors. Many of our students have discovered how to succeed, and more quickly, because of our broader perspectives on business, personal development, and the world.
Our students who have put in the time to make this real estate investing strategy work for them have been able to do things like:
โ Make multiple six figures and more of annual cashflow from their real estate portfolios
โ Collect six-figure tax refunds
โ Build significant portfolios for themselves in less than two years—even though they started small
โ Buy 60+ unit buildings from out of state—that’s how confident they’ve become with the finer points of purchasing properties.
โ Leave jobs that don’t fulfill them, or find new jobs at practices with better schedules
โ Spend more time with their families, travel, and finally feel free and empowered enough to decide when and how they work as clinicians*
We love watching our students free themselves to live extraordinary lives. And with your permission, we’d love to help you do the same thing.
Accelerating Wealth = your accelerated path to STR confidence.
Instead of piecing together free, unvetted STR investing techniques and advice from across the internet, guessing, making mistakes, crossing your fingers, and lighting a candle to your Great-Great Aunt Hilda that everything goes well...take the course that will set you up for success.

"Down-to-earth, caring mentors"
“As a W2 employee and academic hospitalist, I wasn’t sure at first how I would find time to invest in real estate. I’ve always volunteered for many activities out of responsibility or service to my employer, professional societies, or communities. What I chose to do was reallocate some of that time to investing—which I now view as a form of personal self-care, because I’ve created alternate streams of income. Building a trustworthy team and developing tight organizational systems are two strategies I've utilized to add real estate into the natural rhythm of my daily work.
“Leti and Kenji are down-to-earth, humble, relatable, and caring mentors who truly believe any of their students can be successful if they put the work in. They’ve carefully cultivated a community that reflects those principles, and is rapidly growing in knowledge and experience. If you want to be supported and held accountable in your journey to learn real estate investing, I recommend learning from Leti and Kenji.” — Dr. Brian K.
"Is this course right for me though? Should I take this course?"
We’re glad you asked. We only want you to take Accelerating Wealth if you feel like it’s the perfect fit for you.
โ๏ธ If you’re a doctor or high-income professional who already knows you want to invest in STRs—but don’t know how to do so confidently—this is the right course for you. That’s exactly what you’ll learn how to do in Accelerating Wealth.
โ๏ธ Or, maybe you’re a doctor or high-income professional who is new to the STR idea, but you’re not where you want to be financially at this point in your life, and/or you’re suffering from burnout (yes we said the ‘b’ word). If you’re ready, willing, and eager to try something new (and possibly go outside your comfort zone), this is the right course for you.
โธ๏ธHowever, if you’re skeptical about investing in STRs and/or unsure if this is something you want to do, we advise you to wait. Take some time to learn about the extraordinary things STRs could do for your portfolio and your taxes, and what becoming a STR investor will entail. Our blog is a good place to start. You might miss this enrollment period, but we'll open up the course again later in the year (TBA).
(As investment nerds, we’re obligated to point out that you’ll miss out on a few good months of cashflow, tax breaks, and equity-building. But again, you should only learn this strategy if you think you’ll actually use it.)
Now, let’s talk about who this course is not right for.
โ If you want a completely passive, hands-off way to invest, don’t enroll.
โ If you’re unwilling to try new things or take (calculated and educated) risks, don’t enroll.
โ If you’re uncomfortable with technology and aren’t willing to learn, don’t enroll.
โ If you don’t have time to brush your teeth let alone watch a training video, don’t enroll.
Accelerating Wealth is a step-by-step program that CAN work for people who put in the effort to make it work.
And it’s way easier than med school, we promise you that. But the financial rewards could be so much greater for you, if you give it a shot.
